FAQs

1. How do I apply?
You may apply through the property website or in person at the leasing office!

2. Can I have a cosigner?
Yes! Cosigners are required to make at least 4 times the base rent amount.

3. How long is my lease term?
We offer 7-12 month terms.

4. What deposits are required?
The security deposit is $200 with approved credit.

5. Is renter’s insurance required?
Yes

6. When is my rent due?
Rent is due on the 1st of each month.

7. How do I pay my rent?
You can pay through the resident portal and in person at the leasing office.

8. Are any utilities included in rent?
All utilities are separate.

9. What utilities am I responsible for?
You are responsible for Water, Sewer & Electric.

10. Who is my cable/ internet provider?
Spectrum

11. What if I need maintenance?
Maintenance is included!

12. Where can I find a copy of my lease?
You may request a copy of your lease from the leasing office.

13. Do the apartments have a washer/ dryer?
Yes

14. Are single occupancy rooms available?
No

15. How do I add a roommate?
You will need to contact the leasing office for details.

16. Is parking first come first serve or do we pay for a permit/spot?
Parking is first come first serve. Garages are available for $100 per month.

17. Who do I contact if I need help or need something fixed?
You may submit service requests through the resident portal or with the leasing staff.

18. Is the community pet friendly?
Yes!

19. What is the pet policy?
$400 pet fee and $20 pet rent per pet.

20. What are your restricted breeds?
Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.

21. Can I sublet my apartment?
No

22. Are your apartments furnished?
No

23. How do I make sure I receive my Resident Referral and/or Locator Fees?

All vendors including locators, realtors and the like must be registered agents with NetVendor.com and in compliance with The Club at Hidden River under a contract in order to receive compensation. Compensation is distributed 30 days after the resident has moved in and is in good standing with management. Resident referrals must be listed on the application at the time of applying to be considered valid. Please contact our leasing office for complete details.
